State and City Building
One of Roanoke's flagship projects, the State and City Building is one of the first residential condo conversions in the downtown district, pioneering the redevelopment of this vibrant area. Recently awarded LEED Certification, this 107-year old, former office building is the first LEED certified building in the Roanoke and New River Valleys and the second historic renovation project in the state to be LEED certified.
The exterior of the first floor of 102 West Campbell Ave. was restored to its original appearance by the removal of the existing synthetic stucco and the installation of pre-cast stone masonry. New entrances were installed for both the retail and residential entryways. The copper cornice on the First Street and Campbell Ave. sides was cleaned and repaired where damaged previously.
The interior renovations to Frank L. Moose Jewelers included modifications due to the exterior changes and an upgrade to the fire sprinkler system. The remaining seven floors were completely renovated with six of those floors being converted into condominiums with each floor a single residential unit totaling approximately 3,700 square feet. The second floor was divided into office condominiums. |
West Creek Manor
Breakell Inc. undertook the first phase of five to renovate 40 apartments divided between five buildings at West Creek Manor. The buildings were updated with new plumbing and energy-efficient SEER 14 HVAC systems. New carpet and vinyl flooring were installed throughout the apartments with new drywall hung as needed. Skim coat plaster was applied to all drywall surfaces. The kitchens received new fixtures, cabinets and countertops. The exterior of the buildings had new gutters and downspouts installed along with new vinyl soffits in the breezeway areas. The sidewalks were repaired and updated to improve handicap accessibility. Breakell Inc. is currently working on Phase II and III providing the same scope of work.

The Miller's Hill project is a collaboration between the Roanoke Redevelopment and Housing Authority, Breakell Inc. and Hill Studio to revitalize 17 homes in the 400 block of Day Ave. The goal is to preserve the historic character of the homes while transforming each one back into a single-family dwelling. Each home is being equipped with energy-saving features including Energy Star rated appliances, spray foam insulation, light fixtures, insulated glass in the windows and a hot water recirculation pump. Each kitchen is being designed with all modern amenities including granite countertops, custom-made solid wood cabinets and ceramic tile floors.
